IHG Hotels & Resorts has signed management agreements for two Holiday Inn-branded properties in Aswan, extending its Egyptian footprint beyond Cairo and the Red Sea coast as international hotel groups seek growth in the country's cultural tourism markets.

The agreements, concluded with Misr Holanda for Tourism and Hotel Investment and Avenue for Development, will introduce Holiday Inn Aswan and Holiday Inn Resort New Aswan — marking the Holiday Inn brand's debut in the southern Egyptian city.

The Properties

Holiday Inn Aswan will comprise 200 rooms positioned close to the city centre and major tourist attractions. Scheduled to open in 2029, the hotel will feature three dining options and meeting space across five venues, targeting both leisure and business demand.

Holiday Inn Resort New Aswan will also offer 200 rooms and is planned for the newly developed New Aswan area. The resort is expected to open in 2030, bringing internationally branded accommodation to an emerging district of the city.

Together, the two properties will add 400 keys to Aswan's branded hotel supply.

Executive Comment

Haitham Mattar, managing director for India, Middle East and Africa at IHG Hotels & Resorts, described Egypt as a priority growth market, citing the group's "deep-rooted history and long-standing presence" in the country. "We are proud to build on that legacy through the signing of Holiday Inn Aswan and Holiday Inn Resort New Aswan, expanding in one of the country's most important tourism gateways… Aswan continues to attract both domestic and international travellers, and these signings allow us to meet the growing demand for high-quality branded accommodation with globally trusted brands," he said.

Dr. Eng. Ibrahim Sadek, CEO of Misr Holanda for Tourism and Hotel Investment and Avenue for Development, said the partnership reflected confidence in IHG's brand portfolio and operational expertise. "Holiday Inn Aswan and Holiday Inn Resort New Aswan are strategic additions for us as we continue to grow within the hospitality sector," he said. "As the area continues to develop, we see strong potential for a quality international hospitality offering that can serve the needs of both local and international visitors."

IHG's Egypt Position

IHG currently operates 10 hotels in Egypt under brands including InterContinental, Crowne Plaza, voco, Holiday Inn and Staybridge Suites, and holds a further 23 hotels in its Egyptian pipeline, positioning the country as one of its key growth markets in the region.

Why It Matters

For tour operators and DMCs active in Nile itineraries, the arrival of two internationally managed Holiday Inn properties in Aswan addresses a longstanding gap in mid-market branded supply in a city whose appeal rests on heritage sites and Nile cruise connectivity. The 2029–2030 opening window aligns with Egypt's broader push to develop hospitality infrastructure across both established and emerging destinations. A 23-hotel pipeline already in place signals that IHG views Egypt as a sustained, multi-cycle commitment rather than an opportunistic entry — a signal that may encourage bedbanks and wholesalers to deepen contracting relationships in the country ahead of new supply coming online. The New Aswan development angle is also notable: resort-branded product in a planned urban extension suggests demand projections that extend well beyond the existing heritage visitor base.
